Ready to start planning your second storey addition?
The possibilities are endless. You can build kids rooms upstairs, along with a second bathroom and activity area. You can build a master bedroom with an ensuite and walk-in-robe (WIR) with a living room or study. Or you can move all bedrooms upstairs with a second living area and balcony. Whatever works for you!
Absolutely. A second storey addition adds significant living space, improves your home’s functionality, and can dramatically increase resale value. It’s also a smart alternative to moving—especially if you love your neighbourhood but need more room. For growing families or multi-generational living, it’s one of the most cost-effective long-term investments you can make.
A new staircase is required to access your new second storey. This involves remodelling of your floor-plan on the ground floor. If you are extending your ground floor, the stairs will often go at the start of the extended area. If you are keeping the ground floor relatively unchanged, you will need to sacrifice some space for the stairs – sometimes this is a smaller bedroom or a study. This often is of little concern as the additional space being added upstairs will replace what is being lost downstairs.
We can are also increasingly installing residential lifts into homes. These are great for those that want to remain in the family home as they get older such as empty nesters and retired couples with wonky knees/hips! Note that the lift does not replace the stairs, the stairs are also required. The location of the lift shaft will depend on your current home and preference and is usually located in proximity to the stairs.
Absolutely! We’re renowned in Perth for renovating character homes. We build award-winning extensions that reflect the original design and keep your beautiful home intact. Typically when adding a second storey, we also add open plan living at the rear (if not already in place) and the designer will find the perfect place for your new stairs.
Second Storey additions start at around $380k. Each second storey addition project is unique and requires a personalised approach to determine the cost. The total costs depends on the size of the project, design, materials and fixtures/fittings selected.
If you have a rough idea for your second storey addition, please contact our office to discuss your second storey addition ideas and we can often provide a ball park price for your concept. This can help you decide whether your ideas are achievable before getting too far down the track.
Did you know that we have a design service? If you haven’t yet started the design stage, get in touch and we can manage the entire process from design, planning, construction thru to handover and maintenance. Working together with our designer from the start will help ensure that your project comes in within your budget expectations.
These types of renovations take between 8 and 12 months, including electrical work, plumbing, building the new staircase, bathroom cabinets, fixtures installed, walk-in robes, flooring and painting. If your project involves significant work downstairs or is being built in stages in order to work around your family needs, the timeline could be longer.
At Amerex, we have consistently delivered on time and on budget, year in year out, for over 30 years, so you can be assured you are in safe and reliable hands.
In some cases, Yes => you can remain in your home during a second storey addition. We understand the importance of minimising disruption, especially for families. That’s why we carefully plan each stage of the build, prioritising safety and minmising dust while keeping noisy or intrusive work contained. If temporary relocation is needed at any point, we’ll advise early and help you plan ahead.
As enticing as these quick renovations may seem, we don’t recommend them. In some instances, the second storey won’t seamlessly join with your first floor and may require patching. They can also look boxy and limit your home’s street appeal and future value.
The advertising gimmick of getting a second storey in one day is simply false. Plenty of work needs to take place before the second storey is dropped in. For example, the house needs to be prepared, so your roof needs to come off and other works such as plumbing, electrical and demolition need to take place. It is unlikely that you can live in the home during this period. Then the pod needs to be dropped in – that is the easy part and the part the marketing machine relies upon to sell the solution. However, once the drop-in box is in place, it can still take months to fit out the addition with connection of services and all the usual trades such as plumbing, electrical, waterproofing, tiling, painting and more.
Quality second storey additions require planning, design and expert building. At Amerex, you get a custom designed second storey addition that will be functional and look good too. Depending on your design solution, you may be able to remain living in the home too while construction takes place.
Make the safe choice with your home and don’t risk devaluing your home.
