Should I get an architect for my home extension or second-storey addition?

How much should I budget for my Perth renovation, extension, second storey addition? 

Here is some realistic cost estimates based on recent projects completed by Amerex Renovations: 

  • Home Extensions: These projects are typically $300k to $500k+ depending on size, number of wet areas, features and selections etc… 
  • Second Storey Additions: These start around $380k and if the project scope includes major ground floor renovations, the price can increase upwards. Typical Amerex second storey additions usually sit somewhere between $550k and $750k, though we are increasingly taking in projects with a contract value of $1m+.  
  • Top-to-Toe Renovations: These comprehensive renovations begin at $350,000 and include new kitchen, bathroom, laundry, lighting, flooring and more. If structural changes such as relocating the kitchen or a re-roof is required, the price will increase accordingly.  

How long will my renovation take? 

Typically, top-to-toe renovations take around 4 to 6 months while projects with structural work such as rear home extensions and second storey additions take 6 to 12 months once the construction stage commences.  

There are many variables that can affect the duration of the project such as size, complexity and whether your project is being completed in stages to allow you to remain living in the home. 

You will also need to factor in the pre-construction stages which include design, council approvals and selecting your fixtures and fittings (we provide an Interior Designer to help you with this) which all take place prior to the construction stage commencing.  

We provide you with a more accurate timeframe once we have performed the detailed stage of project planning. We use construction specific software customised to our processes to develop your project schedule.  

Can I live in my home during the renovation? 

Yes, some of our clients choose to stay in their home during the renovation—and with the right planning, it can work. While there will be some disruption, we take proactive steps to minimise the impact. For example, we can install temporary hoarding to separate construction areas from your living areas, helping to contain dust and noise. We can also create safe zones for pets and can set up temporary kitchens or laundry areas if required. 

If you remain living in the home, you will need to understand that there will be some noise, especially while we are undertaking structural works. We will keep you informed every step of the way and work with you to ensure your living conditions are as comfortable as possible. 

We know and understand the challenge of securing a rental in the current market—and the added cost it brings. That’s why we do our best to make staying at home a viable option for as many clients as possible. 

Is it better to move out during the renovation? 

Moving out is recommended for some types of projects. If you have small children it is definitely recommended.  

There are some key advantages to moving out while your renovation is in progress, these include: 

  1. It speeds up the construction timeline without the need to work around your family and create temporary facilities.  
  1. It is safer, especially with children or pets in the home. 
  1. Less exposure to noise, dust and the disruption of trades and suppliers coming and going.  
  1. If your renovation involves major structural changes, or you’re losing access to essential spaces like your kitchen or bathroom for long periods, moving out can be more convenient. 

If living at home during the renovation is a viable/preferred option, we will work together with you to minimise disruption by cordoning off construction areas and creating temporary facilities when needed.

What should be included in a building contract? 

At Amerex, we use a tried-and-tested, industry-standard building contract provided by the HIA. It’s fair to both parties, has all required inclusions with no hidden surprises—giving you confidence and peace of mind every step of the way. Accompanying the standard contract is the Contract Addenda which is the detailed specification of your project outlining trades and materials related to your project.

How soon can you start my renovation?

  • Structural changes – such as removing walls/windows, roof changes.
  • Existing property condition – For example, older homes may require electrical re-wiring to bring up to standard, plumbing improvements and asbestos removal.
  • Site conditions – access for trades, site bins, sloping blocks and other site variables can make the project more difficult and require more labour or equipment such as cranes which can add to the cost.

Can you stage a renovation to help manage costs or disruption?

We don’t typically stage renovations to reduce costs—because doing everything in one go is generally more cost-effective. However, we do stage renovations when it helps improve livability during construction.

For example, if you’re staying in your home while we renovate, we may complete one bathroom before starting another, so you always have access to essential facilities. This type of staging can add some cost due to extra logistics, but it also reduces the need to move out or rent elsewhere—offering convenience and flexibility during your build.

Do you offer sustainable or environmentally friendly renovation options?
