The Hidden Difference in an Amerex Renovation

One of the challenges with older heritage homes is repairing cracking that has developed in the original brickwork over many decades. At this project, the cracking was already evident through sections of the existing walls, so we removed the plaster throughout and began the process of properly stabilising and repairing the masonry. To strengthen the cracked walls, we are installing reinforced Helifix rods set into the brickwork with epoxy. This helps tie the masonry back together and stabilise the affected areas while preserving as much of the original structure as possible. Some sections above the windows and openings had deteriorated too far over time, so new steel lintels will be installed before rebuilding the brickwork. At this heritage renovation, retaining the original chimney was a requirement under the City of Stirling heritage guidelines in order to help preserve the character and heritage streetscape of the area. While redesigning the internal layout of the home, we needed to create a new passage directly beneath the existing chimney structure. To make this possible while still retaining the original chimney above the roofline, substantial structural steel beams and angles were installed within the ceiling space to support the brickwork above. A lot of engineering and hidden structural work can go into heritage renovations, particularly when balancing modern open-plan living with council heritage requirements and the preservation of original streetscape character. Inside the Renovation in Mt Lawley

Debbie and Peter discuss their renovation experience with Amerex Renovations. This project was an Amerex Renovations signature Top-to-Toe Renovation that transformed their ageing 1980’s home. The original layout felt disjointed, particularly through the entry and main living areas. The floorplan was completely reimagined with structural changes from the entry through to the living spaces. This included removing a nib wall that once separated the lounge from the informal dining area, creating a much larger and more connected living zone. Skylights installed above the kitchen and lounge area now flood the living areas with natural light. The kitchen was fully stripped and rebuilt as the centrepiece of the new layout. During the design stage, the owners mentioned that their formal dining room was rarely used. This prompted a reconsideration of how the space could better serve the home. The floorplan design was transformed and the underutilised dining room turned into a spacious walk-in pantry positioned behind the kitchen, providing much needed additional storage. The structural changes throughout required careful planning to maintain the integrity of the existing structure while achieving the new open layout. The original, dark slate flooring was removed and replaced with new floor tiling throughout the main living areas. Internal surfaces were repainted, bathrooms renovated and a completely refreshed interior palette lifted the look and feel of the home. Externally, the home was also refreshed and the original cream face brick typical of the 1980s was rendered and painted giving the home renewed street appeal. In fact, visiting friends reportedly drove past the house because they no longer recognised it! Transcript: My name's Debbie, and mine's Peter and we've been living in our home since 1992 Our goals for our renovation were to modernize the exterior and the interior we wanted to update our kitchen and bathroom to make the spaces more functional so that we could entertain friends and family For lots of reasons it was better for us to stay and renovate what about friends from this area so we thought we'd just stay here and see what we can come up with yeah yeah we were looking at a major renovation we looked up a lot of builders and you really found Amerex didn't you we did quite a lot of research before we found Amerex but we were really impressed with the testimonials from people the reviews were all very impressive once we got Steve to come and talk to us about it he was a builder so he you could tell that he knew all about the construction sort of things and Steve listened to what we wanted to do Dave really inspired confidence he was focused on service and and that we could really trust him we felt confident in going with Steve, working with Amerex team was super easy so professional they listened every time we said something they they really listened didn't they Steve estimated that the project would last six to nine months while it was six months he likes to under promise and over deliver and in absolute you achieve that achieve that yeah the communication and project management was seamless really it was Matt the supervisor on our project was just an excellent communicator he informed us all the time about what was going to happen which trades were coming and when and he gave us weekly update so that we knew what had happened the previous week what was gonna happen in the wait to come we could call him anytime about things and he would answer almost immediately same with Rachel we had any questions even if we thought they were minor or trivial it never felt like we couldn't approach Matt about it he's always so calm and dealt with everything so so he almost came up with the solution didn't he yeah all of the tradies really respected Amerex they all said didn't they yeah they said what a privilege it was to work for Amerex if they were gonna do a job they'd rather do an Amerex job than somewhere else cause they knew all of the tradies were always impressed with Steve and Matt Steve and Matt had a really good relationship with the tradies and the tradies were all really good quality work and they were a pleasure to have in our house really nice people as well as very I mean you can see the outcome everything is really well done our finished home is even better than we imagined the project exceeded our expectations and we feel really lucky every day don't we yeah yeah it's changed completely I think both of us would say that we would recommend Amerex because of the quality of the work that they do but also the way that they communicate clients provide good practical advice nothing seems too much trouble yeah it was a good experience cause we're expecting to be very stressed weren't we, but they made the journey easy we would recommend Amerex to anybody in fact, we have already recommended Amerex if anyone asks the question, the first thing we'd say is ring Steve at Amerex!
