Coastal Family Home with Second Storey Addition
A stunning second storey addition has given this 1970s coastal home in North Beach a fresh new life and the extra space a growing young family needed. Blending timeless coastal charm with a clean, modern edge, this renovation gives the impression of a brand-new home — beautifully designed, sustainably built and ready for the future.
The Vision: More Space and Modern Living
The homeowners loved their coastal location but had outgrown the original 1970s home. They needed more space for their young family and wanted a light-filled, modern layout that would make everyday living easier.
Rather than moving, they chose to renovate — investing in a second storey addition that would add space, improve energy efficiency and completely refresh the home’s look and feel.
Upstairs: A Private Parents’ Retreat
The new second storey addition includes a parents’ retreat featuring a spacious master suite, walk-in robe, ensuite, study and a lounge with beautiful views to the north across the leafy suburb.
A handcrafted Blackbutt staircase seamlessly connects the new level with the existing home, combining natural warmth with timeless style.
Downstairs: Improved Flow and Functionality
The ground floor layout was redesigned for better flow and functionality.
- The front entry was relocated from the side of the house to the front, creating a more welcoming street presence.
- The original study became the location for the new staircase.
- A new study was added upstairs to maintain functionality and privacy.
These thoughtful changes enhanced circulation, maximised light and made the home more family-friendly.
Exterior: Modern Coastal Style
Three types of cladding were used on the exterior to create texture, depth and visual interest. The entryway features a clever hidden door for under-stair storage, blending practicality with sleek design.
The front elevation was rendered for a bold, modern look, giving the home strong street appeal while complementing its coastal surroundings.
Sustainable and Energy-Efficient Design
Sustainability features to increase energy efficiency include:
- Solar panels for renewable energy generation
- Low-E glass to improve thermal performance and reduce heat transfer
- Ducted reverse-cycle air conditioning for year-round comfort and energy efficiency
- Insulation to both the external and internal walls
These features make the home more sustainable, cost-effective to run and comfortable through every season.
